About Our Founder

Nicole Rutherford is the founder of The Rental Realm — a short‑term rental education and management brand focused on helping property owners and co‑hosts build profitable, systemized, and freedom‑driven businesses.

In two years, she went from being $130,000 in debt to completely debt‑free, running a high‑performing STR management company, and purchasing her first property.

Before The Rental Realm, Nicole co‑founded and operated Valens Rentals, overseeing more than a dozen Airbnbs with a 4.9‑star average rating and six figures in managed revenue. Alongside management, she has designed and launched dozens of short‑term rentals, transforming underperforming properties into top‑earning listings through strategic design and optimized operations.

Her mission through The Rental Realm is to modernize how people approach the STR industry — helping owners build brands, not just listings, and teaching new co‑hosts how to create income that supports the life they actually want to live.

Today, Nicole shares her expertise through The Co‑Host Collective — her flagship training program — and through her growing online community where she documents her journey of freedom, entrepreneurship, and intentional living.
